February has a history of being a favorable month for home sellers, according to a recent analysis by Nick Millican. Over 66 percent of homes listed in February have been sold since 2012. The research has also found these homes take an average of 51 days to get a buyer. 

 

March comes a close second with 52 days. According to the real estate agent Nick Millican, This year’s property market is busier than last year. So far, the number of prospective buyers is eight percent higher than last year. Home listings have also increased by 11 percent compared to 2023. 

 

Real estate agent Nick Millican also takes note of the increase in asking price, with prices taking a 1.3 percent increase. However, it’s 0.7 percent lower compared to last year compared to mortgage rates as well. 

 

Nick Millican has also found October to be the slowest month in the property market. Homes listed this month take an average of 63 days to get a buyer. On the brighter side, 63.6 percent of the listed homes end up being sold.

 

With general elections expected in the autumn, agent Nick Millican expects the property market to be affected from October. The uncertainty during this time makes property buyers cautious, leading to a slowdown. Backed by data and history, the first quarter of the year is the best time to list and buy a property.
